The level of construction is a key driver of the economy as it tends to vary more than most other types of activity, making it a major contribution to speeding up or slowing down of growth. Building consents are an important early indicator of construction trends - typically leading actual building completions by about six months - as well as a measure of confidence of local households and businesses.
The property market in the Nelson-Tasman region has been extremely buoyant in previous years, with demand fuelled by overseas immigrants and New Zealanders. During 2005, the market cooled slightly with the number of sales decreasing and ‘days on the market' lengthening.
In the last decade, housing construction has followed the same trend as across the rest of New Zealand, although the downturn between 2004 and 2006 was much more pronounced.
Long term, Nelson is expected to be one of the top four regions experiencing growth in New Zealand for the next 25 years; along with Auckland, Bay of Plenty and Tasman. Prices vary according to locality and are stronger close to the city or other service centres.
